As a suggestion: email your clients the information booklet about Arbitration,  you can find it in Instanet with all the other forms. A good idea is to email it to your clients right after your buyer consultation, when they have signed all the paperwork to work with you. Ask them to read through it because they will have to decide if they want to agree to arbitrate or not. This way they have time to look it over and think about it. By the time they have to sign the offer, there is usually not enough time to go over these kinds of documents, that needs to be done prior to the writing the purchase offer.
